Grant Park Real Estate Basics
Grant Park is one of Inner NE Portland’s most established neighborhoods. Within Grant Park’s gridded street and block pattern, you’ll find many beautiful homes and yards. Most streets are adorned with nearly century-old fruit or shade trees, enhancing the neighborhood feel. In the spring, the rows of flowering plum trees lining Knott Street explode with countless pink blossoms trumpeting the return of warm weather.

Grant Park Borders
Grant Park is centrally located in Inner NE Portland and is just minutes from downtown and the airport. It is bordered by the following neighborhoods and districts: Alameda to the north, Beaumont to the northeast, Hollywood to the east, Sullivan’s Gulch and Laurelhurst to the south, and Irvington to the west.

Focal Point of Grant Park
The focal point of the neighborhood is U.S. Grant Park, a nearly 20-acre park named in honor of our 18th president. The park is the heart and soul of the neighborhood. It offers an expansive green space where people from all over Northeast Portland come together to enjoy picnics, sporting events, or just some peace and quiet.
Grant Park features a running track, basketball and tennis courts, and several sports fields where team sports are played. Impromptu Red Light, Green Light games sometimes pop up in the middle of the football field. In the summer, visitors can enjoy a dip in the pool, a picnic under the trees, or a movie at twilight. My family loves to while away the hours at the play structure and the water feature, which is based on characters from the Ramona Quimby book series, written by local author Beverly Cleary.
Grant Park is dog friendly and dog owners are often seen walking or jogging with their dogs. There’s an off-leash area where free-range dogs can roam and socialize. There’s also been a rash of coyote sightings in the park. Thankfully, it’s been nearly a decade since the last sighting of a rollerblading dog owner (in a zebra-patterned Spandex suit) being tugged along by their dog.
Neighborhood Homes
Grant Park real estate includes a large inventory of English and Tudor homes in all shapes and sizes. There’s also plenty of Craftsman, Cape Cods, Colonials, and other styles in the mix. Lot sizes are generally the R-5 standard of 50’ x 100’, but some are ½-acre or larger estates, particularly on NE 28th Avenue (that’s where I want to live when I grow up).
Shopping & Services
The main commercial streets of Grant Park are Broadway and NE 33rd Avenue. Between NE 26th and 36th Avenues, Broadway plays host to a variety of very practical retail (Batteries Plus, Pets on Broadway), resale (Bella Stella – children’s clothing, toys, and apparel), and services (Dogs in the City (Doggie Daycare), Eco Dry Cleaner). For anything else that’s on your list, you’ll find it at Freddy’s – the Hollywood (misnomer) Fred Meyer store.
Public Schools
Grant Park residences are generally tied to two schools – Beverly Cleary and Grant High School. Beverly Cleary School has two locations, the Hollyrood Campus (K-1) and the Fernwood Campus (2-8). Fernwood flows to Grant High School (9-12).

Market Data & Trends
If you want to stay on top of the market, you’ll need some good data. Each month, the RMLS produces their Market Action Report (MAR) that covers the entire region. Each report shows year-to-year and month-to-month trends including median/average sales prices, months of inventory, market time, and more.
