Beaumont Real Estate Basics
Beaumont is one of Inner NE Portland’s most livable neighborhoods. It features an historic shopping district (Beaumont Village), the natural beauty of the Alameda Ridge, and is a short commute to downtown or the airport. Few Portland neighborhoods can match Beaumont’s variety of homes (and home sizes), convenient commercial district, varied topography, or close-in location.
To the right you’ll see a list of homes for sale in Beaumont. If you prefer, view MLS listings in Beaumont on an Interactive Map. Either way, you’ll see Beaumont real estate from modest single-level homes to hillside estates with fantastic views.

Neighborhood Association & Maps
Focal Point of Beaumont
The focal point of Beaumont is Beaumont Village, a nearly mile-long corridor on NE Fremont Street that is the very picture of a small-town business district. Beaumont Village has a perfect blend of shops, services, restaurants, and cafes. The only thing that’s missing is a library! The village draws NE Portlanders from all over the BIGHAT neighborhoods. It offers Beaumont residents so much that there’s hardly any reason to leave the neighborhood.
Beaumont Village architecture is as intriguing as any area in inner NE Portland. Many buildings are classically designed, low-slung storefronts that maintain their original appearance. A prime example is the building between NE 41st and 42nd Avenues that houses Beaumont Market, Saavy, Bagel Land, and Gazelle Natural Fibre Clothing. The beautiful brick façade, mottled tile roof, and modest dormers speak of earlier, simpler times. The building is a unique blend of form and function that has truly stood the test of time.
Neighborhood Homes
Beaumont real estate features a mix of Cape Cod, bungalow, English, Craftsman, and Colonial homes. Lot sizes are generally the R-5 standard of 50’ x 100’. Some areas of Beaumont are more affordable than other BIGHAT neighborhoods, while Alameda Ridge properties are as sought-after and expensive as any in Inner NE Portland. In general, Beaumont offers a variety of nice homes with easy access to shopping, restaurants, and services.
Shopping & Services
Beaumont Village shops and services include Beaumont Hardware, where you can purchase or rent a variety of tools, hardware, and do-it-yourself provisions. If you need a wheelbarrow, roofing nails, chicken wire, or just about anything else, you’ll find it there. When you’re done with your project, stop by Blackbird Wine and Atomic Cheese, where you’ll find all the fixings to celebrate a job well done.
Market Data & Trends
If you want to stay on top of the market, you’ll need some good data. Each month, the RMLS produces their Market Action Report (MAR) that covers the entire region. Each report shows year-to-year and month-to-month trends including median/average sales prices, months of inventory, market time, and more.
Each month I write a post on the first two pages from the MAR. My analysis shows changes in the five areas (North, Northeast, Southeast, The West Side, and Lake Oswego/West Linn). You can find these posts in my blog section or by typing “Market Action Report” into the search site box. I have a page dedicated to current and historical Market Action Reports. Click here to view that page.
